A developer out of Fort Collins is just starting on the details of a new housing development in Gering that would create 22 owner-occupied duplex units near Oregon Trail Park.
Integrity Developments, LLC recently submitted a redevelopment plan to the Community Development Agency for lots that are currently vacant north of K Street along 12th and 13th Streets.
City Engineer Annie Folck explained during a recent meeting that the $3.6 million project would include about $864,000 in Tax Increment Financing. “That would include the land acquisition, the utilities, which is mainly that water and sewer, some additional sidewalk because none of that is currently in place. Some improvements to the alleyway, a little bit from the engineering fees for the sidewalks and utilities, as well as the plan preparation,” Folck said.
Company co-owners Byron Hedahl and John Busch were on hand answering questions on various related topics, saying the units would be single-level with more than 1,400 square feet, three bedrooms and two baths, with doorways wide enough to meet ADA requirements. With announcement of the project, Busch noted he’s already moved to the area, and Hedahl said he will do so once his kids finish high school.
The platting changes and redevelopment plan were referred to the city Planning Commission for further consideration before the plan gets presented to the City Council at a future date.
