Redevelopment agreement approved for project in south Lexington

The Lexington City Council approved a redevelopment plan for land in the southwest corner of Plum Creek Parkway and Cattlemens Drive. The action came during the City Council’s meeting late Tuesday afternoon. Todd Booth says he and partner Travis Sund had been trying to recruit various convenience store chains over the years to locate there but, hadn’t had any commitments, “so we decided to take the project on ourselves”.

Booth said it will be more of a mini-grocery store than a convenience store. He continued that said it would allow people to fuel their vehicle while ordering groceries from their store on an app and have it delivered to their vehicle. It will be called Hank’s Gas and Grocery. Hank is the name of his grandson.

The development is estimated to cost around $3.4 Million and sought Tax Increment Financing to make it feasible. About $900,000 in TIF proceeds will be generated over a 15 year span and put into the project development. It will add up to 8 full time jobs and generate more sales tax revenue for the City based on increased sales according to the development plan.

Booth said an upscale car wash is anticipated to the south of Hank’s. A six-plex strip mall is planned to the west of the development with another fast food restaurant or two.

Attorney Mike Bacon said that the developer had sunk a lot of money into the project over the past couple of years, including recruitment and raising the property above the flood plain. He said that they attempted to get a national convenience store brand there without any luck. But, he said “a large supporter of the community(Booth)” was taking on the mini-grocery store development himself.

The building itself will be about 6,000 square feet with 1,500 square feet designated for another business. That future business could be a fast food restaurant.

Booth said an upscale car wash is anticipated to the south of Hank’s. A six-plex strip mall is planned to the west of the development with another fast food restaurant or two.
